Mountain Lodge with Private Pool, Grotto Hot Tub & Panoramic Views

Check-in and Check-out Procedures

• After booking, a Vacation Rental Agreement will be provided. All guests are required to sign the agreement within 72 hours of booking, and prior to occupying the property.

Property Access

• Accessing this property is not wheelchair friendly.
• A half flight of stairs (5 steps) separate the entry and mud room from the main level.
• The main level is split, with the bedrooms, bathrooms, game room, and living room 3 steps above the great room, kitchen, dining room, and grotto.
• The lower level of the home is one flight of spiral stairs below the main level.
• Bella Vista Lodge is one of 3 homes located on the Estate's grounds. The other two homes are privately used and rented long term; Bella Vista Lodge is the only home available for short-term rental. You will have exclusive access to the Lodge and its amenities.
• Private Pool, Summer Only (Approximately Memorial Day through September 1, 2025, weather permitting). During the summer months, guests of Bella Vista Lodge have exclusive access to the Estate's private heated pool and hot tub. These amenities are reserved just for your group.
• Some private or shared amenities may not be available for guest use during certain periods. Some amenities, when part of a property, may close daily, seasonally, or for maintenance. As such, all amenities cannot be guaranteed to be available at all times. Please advise us when or before booking if you have questions about a specific property amenity so that we can give you the most accurate information possible for your dates.

Policies and Rules

• No smoking allowed.
• Minimum age: 30 years.
• Children allowed.
• No events allowed.
• No Gatherings or Events: Events are no longer permitted. Bella Vista Lodge is the only home available for short-term stays. If your group is planning any kind of celebration or gathering, please reach out to us with details to clarify what is allowed.
• Pets: No pets allowed.
• All hotels and rental properties have some rules and are subject to laws or regulations. Please review any Rental Agreement terms, House Rules, and/or Terms and Conditions presented during the online booking process.
• There may be other requirements. For example, Guests may be required to provide additional information about the group that will occupy the property and/or identification documents. Background checks may be performed, and in some areas are required by local law. A Minimum Age Requirement of 30 years or higher may apply.

Fees and Payments

• Guests may be required to provide a credit card and/or a refundable security/damage deposit.
• Each rental agreement and associated rates are for a specific group size (maximum occupancy: 14 guests). Guests must enter the correct and maximum group size at the time of booking. The agreement requires a guest to confirm the group size and subsequently, to disclose any changes to the planned group size, which may result in an increase or decrease to the total cost, and may result in a security deposit becoming required.
• Long Term Rentals (28 nights or more) may not be acceptable under the standard cancellation policies listed online, which are designed for short-term rentals. Long Term Rentals must be discussed and approved prior to booking online. A long-term rental/lease agreement may be required. A security deposit will be required for all long-term rentals, and mid-stay cleaning(s)/inspection(s) may be required. The standard cleaning fee quoted as part of any booking is for the final cleaning, to be performed after the rental period has ended. For stays of more than one week, a mid-stay cleaning fee equal to the final cleaning fee may apply for the second week, third week, and so on. Please contact us before booking online to discuss lengthy stays.

Parking Information

• Outdoor parking is available with space for up to 8 vehicles.
• Occupied motorhomes or campers are prohibited. There may be separate onsite parking available for unoccupied trailers. Please contact us prior to booking or immediately after booking to confirm if you have a trailer.
• When traveling during snow and winter weather conditions, 4 Wheel Drive or All Wheel Drive and tires with good tread are recommended.

Utilities and Amenities Access

• Most mountain resort properties were not built with air conditioning. During most hours of the day and weeks of the year, AC is not needed. Summer nights are cool and fans are provided at most properties. Please check the list of amenities to see if AC or fans are part of the rental property and review photos for ceiling fans.
• The property features high-speed internet, towels, bed linens, hair dryer, dishwasher, toaster, clothes washing machine, clothes dryer, refrigerator, microwave/convection oven, basic dishes & silverware, stove, oven, cooking basics, cooking space, patio, pool table, tennis courts, high chair, smoke alarm, carbon monoxide detector, first aid kit, deadbolts, self check-in/check-out, fire extinguisher, and hot tub.

Safety and Emergency Information

• Noise monitoring devices and security cameras exist on the exterior of the property. Cameras are positioned to cover all entrances and exits of the home. Cameras are present to ensure security and safety, as well as to ensure that guests are upfront about their planned use of the property.

Other Critical Details

• Bella Vista Lodge is the only home available for short-term rental on the Estate's grounds. The other two homes are rented long term and are not available for events or short-term stays.
• Some private or shared amenities may not be available for guest use during certain periods, or may close daily, seasonally, or for maintenance. Availability of amenities cannot be guaranteed at all times.
